Property inspections and reports

We complete a detailed inspection report for every property before tenants move in. You’ll be sent a copy as soon as it’s completed, and you can provide updates on anything you find that might not be covered in the report.

We’ll notify you when a routine inspection is due and we make sure you have time to do a bit of housekeeping before we arrive. We ask you to let us know about any maintenance issues you’ve found or anything that you want us to take a look at for you. You’ll be sent a copy of the inspection report once it’s completed, and we’ll let you know if there’s anything that needs your attention. The property owner will also get a copy.

When you’re finishing your tenancy, we’ll send you a checklist of all the things you need to do to complete your tenancy. We’ll complete a detailed exit inspection when you’ve fully moved out. You’ll also be sent a copy, and we’ll let you know if there’s anything that you need to do at the property before we process your bond refund.

How to give notice to vacate

Your tenancy agreement states the minimum notice period you are required to provide if you plan to vacate your rental property. Let us know your plans as soon as you can – we’ll work with you to arrange a smooth exit process. If you have any questions about this, please contact your property manager.

What to do if your circumstances change

We understand that life just happens and things can change unexpectedly. If any of your personal living arrangements change, please get in touch with your property manager as soon as possible (even if the details have yet to be finalised). The earlier we know, the better; and we’ll work with you on how best to manage the changes and how they may impact your tenancy agreement.

Who looks after smoke alarms in rental properties?

It is compulsory for all rental properties, including apartments, to have working smoke alarms or detectors.

Smoke alarms must be installed:

  • within 3 metres of each bedroom door, or in every room where a person sleeps
  • in each level or storey of a multi-storey or multi-level home
  • in all rental homes, boarding houses, rental caravans, and self-contained sleep-outs.

Landlords must ensure smoke alarms:

  • are working at the start of each new tenancy
  • remain in working order during the tenancy

Tenants must:

  • not cover, damage, remove or disconnect a smoke alarm
  • promptly evacuate the building when a full building alarm is activated
  • allow access for fire technicians to complete tests and checks for smoke alarms and sprinklers where these are maintained by the Body Corporate
  • let the landlord know as soon as possible if there are any problems with the smoke alarms.
