How our all inclusive pricing works
With Keen on Rentals, you pay one all-inclusive fee that covers our entire range of services. You know exactly what you’re paying and can use as many of our services as you need – no additional charges, no surprises. Our fee is calculated as a percentage of the rent received. If you’re not being paid, then neither are we!
We’ll put together a unique plan to manage your property to suit for your needs. Our services include:

- Arranging inter-tenancy meth testing if required
- Reviewing tenant applications
- Detailed tenant screening, background, reference and credit checking
- Presenting tenant applications and recommendations for approval
- Preparing tenancy documentation for approved tenants
- Collecting bond and initial rent deposits
- Onsite tenant handover
- Collection of tenant rent, utilities and other payments
- Bond lodgements and updates Tenancy renewals / changes to tenancy terms
- Tenant maintenance requests
- Payment arrears management
- Detailed records of tenant communications, requests and notices
- Detailed tenant payment records
- Tenant exit inspections
- Bond refund management
- Tenancy Mediation and Tribunal representation
- Fortnightly owner payments
- Comprehensive financial reporting – monthly and year-end
- Owner bill payments as approved
- Detailed property inspection reports, including photos and videos 3 monthly property inspections throughout each tenancy
- Proactive maintenance planning and support
- Overseeing approved repairs and maintenance with our trusted network of suppliers and tradespeople
- Co-ordinating renovations if needed
- Managing tenant exits and new tenant entries (with no additional charge for re-marketing your property or finding new tenants)
- Annual and inter-tenancy rent reviews
- Supporting/assisting with insurance claims if required
- Building management and Body Corporate communications
- Proxy attendance at Body Corporate / Residents’ Association meetings
- Individual investment portfolio review and planning
